Terrace waterproofing with membrane

Terrace and flat roof waterproofing on the Costa Brava

We fix leaks and damp on terraces, balconies and flat roofs on the Costa Brava, with a waterproof membrane and new paving.

Why does a terrace leak?

Over the years, sun and temperature changes crack the joints and the original waterproofing. Water gets in under the paving and ends up showing as stains or drips on the ceiling of the floor below. In houses near the sea, humidity and salt air speed up the wear.

How we waterproof a terrace

We use membrane systems such as Schlüter's, which allow the terrace to be waterproofed and the paving laid directly on top.

  • Inspecting the terrace and finding the source of the leak
  • Removing damaged paving where necessary
  • Forming falls towards the drains
  • Waterproof membrane with sealing bands at wall junctions and drains
  • New paving: porcelain tiles, natural stone or terracotta
  • Finishing skirtings, parapets and sills

Can a terrace be waterproofed without lifting the floor?

In some cases, yes: there are liquid membranes and clear resins applied over the existing paving. They work when the problem is in the joints and hairline cracks and the substrate is sound. Once water has got underneath, the lasting solution is to lift, waterproof properly and re-lay the paving. We'll explain which option makes sense in your case.

Terraces, balconies, roofs and pool areas

We waterproof walkable terraces, balconies, flat roofs, planters, pool areas and retaining walls. If you also want to update the outdoor space, we can combine it with a pool renovation or a built pergola.

FAQ

Frequently asked questions

How much does terrace waterproofing cost?

The price per square metre depends on whether the paving has to be lifted, the waterproofing system and the final finish. Treating joints is not the same as redoing the whole terrace. After seeing it we give you a fixed, itemised quote.

How do I know if the terrace is causing the leak?

Stains that appear directly below the terrace and get worse after rainy days usually point to a waterproofing failure. Before quoting we check drains, joints, wall junctions and parapets to find the source.

How long does the work take?

A medium-sized terrace is usually done in one to two weeks, depending on whether the paving has to be lifted and the drying time of each layer.
