Masia and stone house restoration in the Empordà
We restore masias (Catalan farmhouses), village houses and stone façades in the Baix Empordà, bringing back their character with traditional techniques and the comforts of a modern home.
Bringing back the character of the house
Stone walls, timber beams, vaults, terracotta floors and built stairs: Empordà masias have features that can't be replaced without losing their value. Our job is to keep what's worth keeping and strengthen or rebuild what no longer works, so the house becomes comfortable to live in again.
What a restoration involves
- Repointing and consolidating stone walls
- Natural stone façade cladding
- Restoring beams, vaults and floor structures
- Renewing Arabic clay tile roofs
- Terracotta floors and traditional staircases
- New services integrated into the old building
- Modern bathrooms and kitchens within historic spaces
Traditional techniques, modern comfort
We use lime mortars, local stone and materials compatible with old walls, which need to breathe. At the same time we add insulation, new services and contemporary bathrooms and kitchens.
Village houses and old town centres
We also restore village houses in the old centres of Begur, Palafrugell, Pals and La Bisbal, where access is narrow and the façade may be protected by the town hall. We plan the work around these conditions from day one.

FAQ
Frequently asked questions
How much does it cost to restore a masia?
Every masia is different: it depends on the condition of the structure, roof and walls, and on the level of finish. The first step is a visit to assess what can be kept; from there we prepare a phased quote.
Can the exposed stone be kept while insulating the house?
Yes. There are interior and roof insulation solutions that let you keep the exposed stone on the façade and greatly improve comfort.
Do I need a permit to restore a masia?
Usually yes, especially for work on the structure, roof or façade, and on rural land the regulations are stricter. Before starting we go through the procedures with the relevant town hall with you.
